As a Building Engineer, you will carry out our mission to improve the experience of aging together by maintaining the continuous operation of the boiler room and associated plant equipment including HVAC systems in accordance with applicable federal, state, and local standards, guidelines, and regulations.

What will I do as a Building Engineer?

  • Boiler Operation: Operates and monitors the boiler room and HVAC equipment per manufacturers' specifications minimize down time, avoid inconvenience to in-house customers and extend the life expectancy of the equipment. Monitors the Building Automation system and adjusts equipment as needed. Reads meters and gauges to verify operation conditions. Maintains equipment room logbooks. Makes rounds to equipment rooms daily to ensure proper functioning equipment. Visually inspects equipment to detect malfunctions or need for repair, adjustment, or lubrication.
  • Equipment Operation: Operates and monitors the emergency generator according to NFPA regulations, ensures that equipment is fueled and operational at all times. Operates water treatment system and other closed loop building systems. Maintains proper water treatment levels. Ensures that cooling towers are operating properly. Maintains air handlers. Makes rounds to equipment rooms daily to ensure proper functioning. Maintains equipment logs and records.
  • Equipment Repairs: Maintains, troubleshoots and repairs equipment and components to ensure continuous equipment operation. Repairs equipment by interpreting schematics or equipment manuals to successful completion. Creates parts orders with all necessary ordering information to successfully repair facility equipment.
  • Preventive Maintenance: Performs preventative maintenance on boiler and other plant equipment including chillers, cooling towers, air handling units, pumps, motors, etc. Cleans and maintains boilers and other major equipment.
  • Inspections: Prepare for boiler inspections by opening boilers. Performs boiler cleaning and refractory patching or repair for state inspection. Closes boilers after inspection and ensures boilers are operating safely and properly. Develops and follows up on any plans of correction.
  • General Maintenance Repairs: Repairs or replaces lighting, electrical devices, and trouble shoots electrical systems. Performs plumbing repairs including sinks, faucets, toilets and related plumbing fixture repairs and replacements; cleans drains and repairs pipes. Solders, brazes, installs press fittings, or threads pipes as needed to ensure a neat, no-leak, safe system. Performs carpentry duties to include repairing drywall and plaster walls, acoustical ceiling track, tile, doors, furniture repair and assembly, and hanging shelves/pictures, etc. Performs exterior grounds work; cleans grounds by removing trash and debris. Participates in snow/ice removal. Completes assigned work orders.
  • Life Safety: Complies with all safety programs and procedures. Provides support during emergency disaster situations. Maintains a safe, neat, and productive work environment in all equipment and shop areas. Maintains tools in good working condition; cleans tools and returns to proper place.
  • Other duties as assigned including, but not limited to, exterior grounds work, snow/ice removal, driving company vehicles for transportation or supplies.

What is required in this position?

  • Requires high school diploma or equivalent
  • May be required to attend seminars/training classes to improve performance and ability.
  • Requires 3rd Grade Stationary Engineer License; 2nd Grade Stationary Engineer License preferred.
  • Requires valid driver's license.
  • Requires 3 years boiler experience as an operating engineer.
  • Experience in the healthcare industry preferred.
